How tenants pay
The owner always receives the full rent. The small fee is paid by the tenant and auto-split by a licensed processor. Bank transfer is the default and the cheapest option.

Why is it free for owners?
Because we make our money a different way. Instead of charging you a subscription, we earn a small application fee when a tenant pays rent online — the way nearly everyone already pays bills. That removes the cost barrier that keeps smaller owners off the big platforms.
How do you make money, then?
Both payment methods carry a small tenant-paid fee. Bank transfer is the cheapest at 1% (min 2) — ACH costs pennies to move, so most of it is margin for us. Cards are 3.5%: the processor takes ~3% and auto-splits a thin ~0.5% application fee to EstateOS. The owner never sees any of it.
Do I pay any fees at all?
No subscription fees, no per-unit pricing, and no processing fees on your side. The only fee in the system is added on top of rent and paid by the tenant — you always receive the full rent amount.
Is there a minimum usage commitment?
Enterprise accounts on a Platform Services Agreement include a 25% minimum participation clause — at least 25% of occupied units must process rent through the platform each month. If adoption runs lower, the property owner covers the shortfall. For most portfolios this threshold is exceeded naturally once tenants are enrolled, and it replaces the flat subscription minimums competitors charge regardless of usage.
Is it safe? You're handling rent money.
Yes. EstateOS never moves or holds the money and never touches raw card data. A licensed third-party processor (Stripe Connect / Finix / Payrix) moves funds and auto-splits our application fee. That keeps us in the lowest PCI tier and means we don't need a money-transmitter license.
