Tenant-Paid (Model A):the tenant covers a small EstateOS fee, so the owner's software cost is $0. Owner Subscription (Model B): the owner pays a low per-unit subscription and the tenant pays no platform fee. Either way, the tenant covers payment processing and the owner receives the full rent.

How is EstateOS paid for?
Two ways, and you choose per eligible lease. Tenant-Paid (Model A): the tenant covers a 1.5% EstateOS platform fee on an authorized lease, for a $0 owner software cost. Owner Subscription (Model B): the owner pays a low graduated per-unit subscription and the tenant pays no platform fee.
What exactly does the tenant pay?
Three lines: the rent, the EstateOS platform fee (a flat 1.5% under Model A — the same on bank transfer and card — or $0 under Model B), and the actual payment processing, grossed up so the owner receives the full rent. Bank transfer processing is only a few dollars; card costs more because card processing costs more.
Does the owner ever lose part of the rent to fees?
No. The processing is added to the tenant's charge and grossed up so the owner receives the full rent on both bank transfer and card. The platform fee is separate and, under Tenant-Paid, is covered by the tenant.
When does a Tenant-Paid fee apply?
Only when a current lease, renewal, or addendum explicitly authorizes it, and only after the account is enabled during onboarding. No retroactive fees, and no automatic conversion of existing leases.
Is it safe? You're handling rent money.
Yes. EstateOS never moves or holds the money and never touches raw card data. Stripe, a licensed processor, moves the funds and auto-splits our application fee. That keeps us in the lowest PCI tier and means we don't need a money-transmitter license.
